A small mixed-use building in the form of a structural concrete sculpture, bounded on three sides by heritage buildings. Lower studio floor levels are double volumes with mezzanine platform inserts. The top storeys house a penthouse apartment, vertically interlinking with shared external terraces and a grand internal double volume. Externally, the 5 storeys express as two forms, a base and a roofscape. Internal access is off a tightly planned circulation core fronting onto a triple volume entrance lobby.
